Why investors finance rentals with us

01

Rent doesn’t quite cover the payment? We may still have a program.

A DSCR loan qualifies on the rent the property brings in against its costs, not your personal income. And because we have DSCR programs that can work even when the rent comes in below the full payment, deals other lenders pass on aren’t automatically off the table.

02

Dozens of programs, handled in-house.

Long-term rentals, short-term rentals and Airbnbs, single-family and 2-4 unit properties, purchases and cash-out refinances. With a deep bench of DSCR and non-QM programs handled in-house, we match the loan to the deal instead of forcing the deal into one box, and move quickly once your documents are in.

03

Experienced loan officers. First-time investors welcome.

Every loan officer on the team has more than ten years in the business, across Texas, North Carolina and California. Whether this is your first rental or you’re growing a portfolio, you get someone who knows investor deals and stays on yours through closing.

How it works

  1. 1
    Tell us about the property.

About a minute: property state, purchase or cash-out refinance, property type, estimated value or price, and expected rent.

  2. 2
Pick how you want to talk.

Request a priority call and our team calls as soon as someone is free, or book a time that suits you.

  3. 3
Get a straight answer on the deal.

Which program fits, what documents to pull together first, and what to expect next. No jargon, no pressure.

Your lending team

DSCR loan specialists, not a call centre

Investor DSCR Loans is a team of loan officers in Texas, North Carolina and California, every one with more than ten years in the business, focused on financing rental and investment property. When you submit the form, your deal goes to a specialist who covers the state your property is in, so the first call is useful, not a sales script.

Questions investors ask first

What is a DSCR loan?+

DSCR stands for debt service coverage ratio. It is a loan for investment property qualified mainly on the rental income the property generates compared with its monthly costs, rather than your personal income documentation. It can be used to buy a rental or for a cash-out refinance on one you already own.

What if the rent doesn’t fully cover the payment?+

That doesn’t automatically rule the deal out. We have DSCR programs designed for properties where the rent comes in below the full monthly payment. Tell us about the property and a specialist will walk through what may fit.

Can I use a DSCR loan for a short-term rental or Airbnb?+

Yes, DSCR financing can account for short-term rental income where the property and program support it.

I’m a first-time investor. Can I still apply?+

Yes. First-time investors are welcome. A DSCR loan is for non-owner-occupied investment property, so it is not for the home you live in, but you don’t need a portfolio already to get started.

Is filling out the form a loan application?+

No. It is a quick way to tell us about your deal so the call is useful. It is not a loan application, approval or commitment to lend.
